Clear determination of whether leak sources are common property or unit responsibility under the Strata Property Act.

Risk Mitigation

Professional documentation protects the strata corporation from future liability disputes.

Council Meeting Support

We can attend council meetings to present findings and answer owner questions.

Depreciation Report Input

Investigation findings can inform building condition assessments and capital planning.

The Strata Council's Responsibility

Under the BC Strata Property Act, strata corporations have a duty to repair and maintain common property. When water intrusion occurs, councils must determine whether the leak originates from common property (corporation responsibility) or from within a unit (owner responsibility).

Getting this determination wrong can expose the strata corporation to liability—either by paying for repairs that should be an owner's responsibility, or by failing to address a common property issue that causes ongoing damage.

A professional, independent leak investigation provides the objective documentation councils need to make defensible decisions and protect the corporation from future disputes.

Common Situations Requiring Investigation

  • Water damage in a unit where the source is disputed or unknown
  • Owner claims against the strata for water damage to unit contents
  • Recurring leaks that previous repair attempts have not resolved
  • Building envelope concerns raised by owners or in depreciation reports
  • Insurance claims requiring professional causation documentation
  • Disputes between neighbouring unit owners about leak responsibility
  • Emergency water events requiring rapid source identification
  • Pre-litigation documentation for water damage disputes

What We Provide

Systematic Investigation: Using thermal imaging, moisture meters, and controlled testing, we trace water to its source—whether that's a building envelope failure, plumbing issue, or unit fixture.

Clear Documentation: Our reports include thermal images, annotated photographs, moisture readings, and a written analysis that clearly identifies the leak source and contributing factors.

Liability Opinion: Based on the physical evidence and relevant strata legislation, we provide a professional opinion on whether the leak source is common property or unit responsibility.

Remediation Recommendations: We outline what repairs are needed to address the leak source, which helps councils plan and budget for necessary work.

Why Independence Matters

StrataLeak.ca does not perform repairs. This is a deliberate choice that ensures our investigations are completely objective—we have no financial interest in finding problems that would generate repair work for us.

This independence is critical when our findings will be used to determine liability, support insurance claims, or be presented in legal proceedings. Councils can rely on our reports as objective, third-party documentation.

Council Meeting Presentations

For complex or disputed investigations, we can attend your strata council meeting to present findings, explain our methodology, and answer questions from council members and affected owners. This helps ensure everyone understands the investigation results and the basis for any decisions that follow.
