Services
StrataLeak.ca (operating as AnyLeak.ca) provides leak detection and investigation services for strata corporations, property managers, and property owners. Our services include:
- Leak source identification and investigation
- Thermal imaging assessment
- Moisture testing and mapping
- Investigation reports and documentation
- Expert consultation
Scope of Services
Our leak investigation services are diagnostic in nature. We identify leak sources and document our findings. We do not:
- Perform repairs or remediation work
- Provide engineering or architectural design services
- Provide legal advice
- Act as insurance adjusters
Our independence from repair contractors ensures objective investigation findings.
Reports and Documentation
Investigation reports are prepared for the client who engages our services. Reports represent our professional findings based on the conditions observed at the time of investigation. We cannot guarantee that conditions have not changed since the investigation, or that all possible leak sources have been identified if access was limited.
Client Responsibilities
Clients are responsible for:
- Providing accurate information about the property and issue
- Ensuring safe access to investigation areas
- Obtaining necessary permissions from property owners or strata corporations
- Providing relevant documentation and building records
- Payment for services as agreed
Access and Safety
Investigations require physical access to affected areas. Clients must ensure that access is provided and that the work area is safe. We reserve the right to decline or discontinue investigation if conditions are unsafe or if required access is not provided.
Payment Terms
Payment terms are specified in our service agreement or quotation. Unless otherwise agreed, payment is due upon completion of services and delivery of the investigation report.
Limitation of Liability
Our liability for any claim arising from our services is limited to the fees paid for the specific service giving rise to the claim. We are not liable for indirect, consequential, or incidental damages. Our findings are professional opinions based on observed conditions and cannot guarantee outcomes of repairs, insurance claims, or legal proceedings.
Intellectual Property
All content on our website, including text, images, and graphics, is our property or licensed to us and is protected by copyright law. Investigation reports prepared for clients may be used by the client for the intended purpose but may not be republished or distributed without our consent.

Governing Law
